Have Your Say: Harvest Hills Land Use Redesignation (LOC2024-0215)

Led by The City of Calgary's real estate team, the City is proposing a land use change for a site in Harvest Hills at the northwest corner of Country Hills Road NW and Harvest Hills Boulevard NW. Residents are invited to share their feedback, taking an active role in helping to shape the future of Ward 3.
The land is currently designated Special Purpose – City and Regional Infrastructure (S-CRI). It was originally set aside for a future LRT Park and Ride and the Green Line, and is now actively being used as a pop-up dog park.
This application (LOC2024-2015) proposes changing the current designation to Mixed Use – General (MU-1f4h25), which would allow for both residential and potential commercial development, along with a new bus terminal loop. Under this proposed zoning, buildings up to 25 metres tall (about 5 to 6 storeys) would be permitted.
Right now, this is only a land use change application. No development permit has been submitted, which means there are no detailed building or site plans at this time. City planners are reviewing the application against the Calgary North Area Structure Plan (Phase 1) and the Municipal Development Plan to make sure it aligns with existing policies.
A public hearing is scheduled for February 17, 2026 for this application. If approved, more specific details like building design, parking, landscaping, and site access would be decided at a later date through the development permit process.
